Waterproof your basement if it's wet, leaky or dry.

When you need to waterproof your basement, you should proceed in a planned, logical sequence. The first step in successful basement waterproofing is to identify every point where water is entering the basement. When you have identified those locations, go outside and do a careful examination of your site. Look in the vicinity of each interior leak. Your purpose is to identify the paths by which water is reaching the house.

In many cases, you will find an obstructed downspout, a blocked surface swale, even runoff caused by changes which someone made “next door”. Such changes may occur when a small ornamental bush or tree matures, and interferes with the surface drainage pattern. Before you spend a lot of time and money inside the basement, do what it takes to eliminate the source.

Dig down at the site of those leaks to expose the foundation / basement wall, and repair any cracks / holes which you find there. While it is exposed, protect the outside of the wall with a high quality waterproof barrier. If you were unable to completely eliminate the source of water, you must provide it with a drainage path to remove all standing water from your foundation. This drainage may be achieved with perforated pipe, stone filled “French drain”, or a combination of methods.
